Once you decide to list your home, you have to think of it as a product. It will no longer be your home. Most sellers are emotionally attached to their homes, therefore bringing in a home stager or a realtor who is a home stager is part of creating the product. Home staging makes the buyer think “I have to have this home.” Staging creates an emotional response from the buyer. A staged home helps buyers visualize the property as a future home. This is critical in getting the highest sales price. According to the National Association of Realtors, 25% of buyers increase their offer between 1% to 5% on a staged home. Staging is an optional cost to the seller but is encouraged to get a higher sales price.

4. How Do I Handle Viewings Of My Home?

As a seller preparing your home for showings is essential. Here are a few things you can do to make viewings more successful:

  • Make sure your house is neat and clean by decluttering. I can recommend a cleaning lady if you want one.
  • Remove personal items such as family photos, diplomas, etc. This makes it easier for buyers to imagine themselves living in the house.
  • Find a place to go, such as a park or shopping mall. Buyers are more comfortable if they can view the property without you there.
  • Remove your pets. You can take them for a walk, or to a local pet sitting service or kennel.
  • Ensure the walkway leading up to your house is clear.
